Rent vs. Buy in the Twin Cities: When Homeownership Costs Nearly Twice as Much as Renting

One of the questions I get asked often is: Is it more affordable to rent or own?

Like most things in real estate, the answer is "it depends." If youโ€™re looking for a simple yes or no answer, real estate economists are probably the wrong people to ask.   But in today's housing market, the better question may no longer be "Should I buy?" but rather "Can I afford to buy?

For many households, the decision isn't solely financial. Career changes, family dynamics, lifestyle preferences, and flexibility all play important roles in determining the right housing choice. Because all housing markets are local, affordability can vary significantly from one community to the next.  

Historically, the cost gap between renting and owning has been relatively narrow - shifting back and forth as rents, home prices, mortgage rates, and incomes change over time.

Both sectors experienced extraordinary growth during the pandemic. A surge in household formation fueled demand for both apartments and homes, driving leasing activity and home sales. More recently, however, a wave of new apartment deliveries has helped moderate rent growth as landlords prioritized occupancy over rent increases.

At the same time, the Federal Reserve's efforts to combat inflation pushed interest rates higher, significantly impacting mortgage affordability.

Today, the income needed to afford the median-priced home in the Twin Cities (approximately $395,000) is approaching $125,000 annually.  By comparison, the income needed to afford the average apartment in the Twin Cities is about $63,000, nearly half that of homeownership.

While affordability challenges exist across both housing sectors, the current gap between renting and owning is among the widest we've seen in years.

A healthy housing market is one where both renters and homeowners have access to affordable housing options.  For many households today, the dream of homeownership hasnโ€™t disappeared. The math has simply gotten tougher.  The affordability gap is increasing shaping housing decisions and helping lift up rental demand across the Twin Cities.
